Gold Coast Hotspot’s Pipeline Keeps Pumping

An eight-storey apartment building is the latest addition to a Gold Coast development hotspot’s ever-growing pipeline of proposed projects.

The proposal, comprising 23 one, two and three-bedroom apartments, is earmarked for a 792sq m site at the corner of Tarni and Twenty Eighth avenues, Palm Beach.

It has been lodged by Melbourne-based Cheema Projects, which acquired the holding in March 2023 for $3.5 million.

Under the plans, the midrise tower would ascend 29m in a tower-to-ground configuration with two basement levels but no podium.

The BYculprit-designed scheme features projected slab balconies and a recessive glazing line.

“The movement created by these features, along with extensive glazing, adds visual depth to the building’s appearance and promotes its slender tower form,” a planning report said

“Overall, the tower design is responsive to the evolving character of development in the Palm Beach area and is tailored to suit the subtropical climate of the Gold Coast.”

About 215sq m of communal open space—including a pool, wet deck, daybeds and a gym—would be provided on the ground level next to the Twenty Eighth Avenue frontage.

Parking for 45 cars is planned across the ground-floor undercroft and basement levels, consisting of 39 resident spaces and 6 visitor spaces.

A design statement said the focus was on creating “a sleek and slender tower structure” combined with a blend of materials, treatments, and integrated landscaping that would preserve neighbouring amenity.

As well, its architecture aims to “tell the story of the coastline through the transition of rock formations from jagged, to polished to fluid sand”.

Meanwhile, Gold Coast-based developer Sherpa has snapped up three sites along the popular southern Coast beachside strip.

Sherpa Property Group has acquired the amalgamated 1215sq m site across 8-12 Sixth Avenue, Palm Beach.

It is no stranger to Palm Beach where it has completed two projects during the past three years and where its Perspective Nexus is under construction.

Sherpa has completed 10 projects on the Gold Coast during the past six years, and has four in its pipeline.

It said its project at Sixth Avenue would be launched to market in 2025.
