Golden Age Group’s Box Hill Tower Waved Ahead

Golden Age Group has secured planning approval for a 15-storey commercial office and retail tower at 69 Carrington Road, Box Hill, its fifth development site in the eastern Melbourne suburb.

The $42-million project, designed by Gray Puksand, would deliver 13,495sq m of gross floor area, comprising 6661sq m of premium office space and 1390sq m of retail amenities across ground and first levels.

The top executive floor would be customisable to suit the occupant’s business vision, planning documents said.

The development would include two basement levels providing 41 car spaces and 50 bicycle parking spots with end-of-trip facilities.

Golden Age Group, led by Jeff Xu, acquired the 1119sq m vacant site in July of 2023 for $13 million.

The property was bought through Carrington Road Management, which lists Xu Li, Jun Xu and Jinfei Chen as directors and as sharing an address with Golden Age Group at 23 Coromandel Place, Melbourne.

The approval process involved a formal amendment to the plans in December, 2024 to add an a level, taking the building to 15 storeys with altered setbacks. The final decision plans were dated December 19, 2024.

The Victorian Department of Transport and Planning assessed the application through its Development Facilitation Program.

The development would incorporate several sustainability initiatives, including a BESS score of 53 per cent, a STORM rating of 121 per cent, a 4.5-kW solar photovoltaic system, and natural ventilation features.

Golden Age Group now holds more than 6ha across five sites in Box Hill, making it reportedly the largest private landholder in the suburb.

The company’s other Box Hill projects include the mixed-use SKY SQR precinct, which is due to top out soon and open later this year; the completed Sky One tower; and residential developments Hay Street (Wembley Hill) and Jade apartments.

The development aligns with the Box Hill Metropolitan Activity Centre Structure Plan, which forecasts the need for 63,000sq m of office space and 27,300sq m of retail space by 2036, when the population is expected to grow by up to 14,000 people.

Golden Age Group’s portfolio includes Collins House, Victoria One, Sky Garden, the Harrington Collection at The Rocks in Sydney, Ace Hotel at Surry Hills and a 77-townhouse project in Melbourne’s east.
