Golden Age Group’s confidence in the Melbourne fringe office market remains strong as it seeks amendments to plans for an office tower east of the CBD.
The developer first filed the plans for the 1119sq m site at 69 Carrington Road, Box Hill with the Victorian Department of Transport and Planning (DTP) through its Development Facilitation Program (DFP), in August 2024.
The plans were then amended last month to add another level, taking it to 15 storeys, and altering setbacks. The application is now on exhibition.
The Gray Puksand-designed plans include office and retail components with a gross floor area of 13,495sq m—1396sq m for retail and 6646sq m for office tenancies.
Two levels of basement car parking would offer 41 car parking bays and 50 bicycle storage spaces. End-of-trip facilities are also included.
Carrington Road Management is listed on the plans as the applicant. ASIC records show the company shares an address, 23 Coromandel Place, Melbourne, with Golden Age Group. It lists Xu Li, Jun Xu and Jinfei Chen as directors of Carrington Road Management Pty Ltd.
Golden Age Group confirmed that it is the owner and developer of the site.
The site was reportedly purchased for about $13 million in July of 2023.
That acquisition gave Golden Age five sites at Box Hill for a total area of more than 6 hectares.
The developer’s other Box Hill projects are the mixed-use SKY SQR precinct, the Sky One tower and two residential projects—Hay Street (Wembley Hill) and Jade.
