Gurner’s Biohacking Melbourne BtR Launches

The 41-storey South Melbourne tower leverages Gurner’s wellness brainchild, Saint, to deliver high-performance living and $50,000 biohacking in-home wellness suites.

Madison Grand is the second build-to-rent asset under the GQ build-to-rent platform with real estate investment manager Qualitas. 

The tower at 344 City Road comprises 398 luxury residences and a three-floor private wellness club with prices starting at $570 a week for a studio, to $1295 a week for a three-bedroom apartment. 

Wellness suites comprise wellness rooms and treatments that include blue light blockers, in-home air purification and water filters, customised nutrition plans and five weekly meals, a vitamin-C infused shower, plants, and a 12-month membership to Saint. 

The Warren & Mahoney-designed tower at South Melbourne has a heavy focus on amenity with a 24-hour concierge, onsite Tesla share car and a pet day spa, a rooftop pool, private dining, karaoke room, cold plunge and sauna. 

Gurner Group founder Tim Gurner said the developer was targeting the “longevity generation” who were actively choosing to rent luxury apartments.

The GQ build-to-rent platform has an existing portfolio of more than 1400 apartments with a secured pipeline of a further 3500 units with current gross funds under management of $3.2 billion.

Last year GQ completed Beach House at 1 Wellington Street in Melbourne’s St Kilda, a 297-apartment build-to-rent project. 

Madison Grand is the group’s second asset to complete, with more on the horizon including OSK Property’s Melbourne Square megaproject.
