Hallmarc Developments has filed plans for a 184-warehouse project at Williamstown North in Victoria.
The plans filed with the City of Hobsons Bay council for the 76,430sq m site at Lots A and B, Akuna Drive propose a two-storey warehouse along with an office and a cafe space.
The Malcolm Elliott Architects-designed plans include 778 car parking spaces, and car wash and vacuum facilities.
The majority of the units would be two storeys with a net floor area of 44,427sq m while 40 of them will be smaller storage units.
It would also have 350kW solar photovoltaic systems and water tanks for rainwater.
The project is expected to be developed in 16 stages with 534sq m of office space and 772sq m of cafe space in the centre of the development.
Council records show an estimated construction cost of $40 million.
Corelogic’s property records show that both lots last exchanged hands in April 1998—$385,600 for Lot A and $344,400 for Lot B.
There is no vendor or buyer listed on Corelogic’s records but council records list OR Australia Pty Ltd as the owner of the site.
ASIC records show Hallmarc Limited as the ultimate holding company with Hallmarc Developments and Omnico Developments Pty Ltd as equal shareholders. Marc Cini and Saul Walter Ryan are listed as the directors for OR Australia Pty Ltd.
Hallmarc has worked on similar projects in the past including the Hallmarc Business Park in Southbank and the Ternary Richmond project.
The Williamstown site is in an industrial zone under the Hobsons Bay Planning Scheme, next to the Werribee railway line. Williamstown is 15km south-west of the Melbourne CBD.
The site is north-east of the industrial precinct within Kororoit Creek Road and Maddox Road, and south-west of the North Williamson and Newport residential areas.
A reserve with high pressure oil pipelines is next to the site.
The area has experienced high growth thanks to people moving to more affordable areas and commute to Geelong or Melbourne—or work from home.
