Developers are adding $100-million-plus applications to Sydney’s Lower North Shore, creating the most advertised suburb in NSW for July.
The latest two applications are by Sydney-based developers Hyecorp Property Group and Loftex Property Group with towers on either side of Westfield Chatswood.
These follow two other applications; Changfa’s 32-storey lantern tower and Develotek’s upgraded 34-storey scheme.
This totals just over 500 apartments on exhibition with the NSW State Significant Applications portal in Chatswood until early August.
Hyecorp is planning a 28-storey tower with 125 apartments at a cost of $103 million for 37 Archer Street, Chatswood.
The mixed-use development includes double-storey ground-floor retail units, basement parking for 154 cars, amenities on level 8, along with 28 affordable apartments by Fuse Architects.
The architects said the existing character of Chatswood was evolving to provide more housing.
“The immediately surrounding area has been zoned for more intensive development and is intended to support mixed-use development, including high-density residential uses,” the design report said.
Hyecorp had recently been focusing its efforts in the Upper North Shore with a sod-turning at the old Roseville Club and plans unveiled in May for 267 apartments on an amalgamated 10-lot site.
Meanwhile, Loftex is planning to upgrade its 27-storey tower plans to 35 storeys at 3-5 Help Street, Chatswood at an estimated cost of $102 million.
This will create 160 apartments, 165 carparking spaces, a three-storey podium and a monetary contribution towards affordable housing designed by EM BE CE architects.
Both projects, within walking distance of Chatswood Chase, add to the 2700 apartments under assessment as of February, according to Willoughby City Council.
An additional 12,000 homes have been enabled in the local government area through low and midrise housing reforms and the new local environment plan.
The St Leonards and Crows Nest transport-oriented development program areas add the remaining housing-density growth expected in Sydney’s Lower North Shore.
