Budget Motel Makes Way for Apartment Boom

South-east Queensland residential developer TRK Property Group has lodged plans for a two-tower apartment development on a disused site at Indooroopilly.

The development comprises 127 residences across two seven-storey towers and six two-storey terraced homes.

A budget motel will make way for the RotheLowman designed project on the 6169sq m site at 140 Central Avenue at Indooroopilly. 

TRK Property Group plans to create a diverse range of two and three-bedroom residences targeting young families and downsizers.

The six terraced homes would replace the land on which a third tower would have been built.

TRK Property Group managing director Arpan Kohli said the decision to include townhouses was aimed at enhancing liveability, increasing setbacks and limiting density. 

”Our vision for 140 Central Avenue is to deliver an architectural outcome worthy of its premium location that meets the strong demand for high-quality apartment living in the precinct,” Kohli said.

“We’ve assembled an exceptional design and project team, and we’ve put our heart and soul into this project to deliver a unique new offering for the community.”

The plans also included a pool, gym, sauna, rooftop garden, informal work-from-home spaces and a children’s play area. 

Rothelowman principal Duncan Betts said the design of 140 Central Avenue incorporated high levels of sustainability, landscaping, natural ventilation and resident amenity.

“This project will positively contribute to the evolution of Indooroopilly and the desire for people to have the opportunity to live an ecologically responsible lifestyle that prioritises the environment, health and wellness and a connection for people with place,” Betts said.

TRK Property Group amalgamated the 34 strata-titled apartments over two years

Subject to Brisbane City Council approval, the residences are expected to be launched to market in mid to late 2023.
