Property group ISPT has filed plans for a warehouse precinct in Melbourne’s south-east.
ISPT has lodged the plans for the 114,787sq m site at 7 Princes Highway, Dandenong South, with the Victorian Department of Transport and Planning.
Designed by Concept Architects, the plans list developer Aliro as the client and will focus on turning a warehouse on the site into eight warehouse spaces within five buildings.
Aliro is a developer group that ISPT partnered with in 2018 to help acquire, lease, manage and deliver larger projects.
ISPT acquired the site in July, 2022 for $105 million from an unknown vendor.
Each warehouse space on the site will have its own office space.
The site is between Princes Highway and the Cranbourne-Pakenham railway line.
Next door to the site is the proposed Iveco development site, which is not part of the application.
The total building area for the project is 67,120sq m with 62,240sq m of warehouse space and 4880sq m of office space.
There will also be 518 carparking spaces.
Once the plans have been exhibited and all relevant authorities have made their submissions, the final determination will be made by the Victorian planning minister.
Dandenong South is a key location for many developers specialising in logistics and industrial precincts.
It is also the location of the terminal for a freight line that runs through Melbourne’s suburbs and is expected to finally end at the Port of Melbourne to allow for more rail freight connections and to remove more trucks off Melbourne’s roads and highways.
