Joint-Venture in Sutherland and Port Stephens

On behalf of Societie Group, Suburbanite are pleased to be offering a unique joint-venture development opportunity.

Engadine RSL, in Engadine town centre in the Sutherland Shire and Fingal Bay Sports Club, in the popular Port Stephens are presented to market either individually or in one line.

Both sites possess a redevelopment opportunity separate from the club operations to allow for a variety of potential end-uses and synergies.

Societie Group, formally known as Ramsgate RSL Group, have already undertaken preliminary investigations, and are now seeking experienced developers to submit their expression of interest to work alongside the club.

Engadine RSL is just 40 minutes south of the Sydney CBD and within an hour of Wollongong’s CBD. Engadine is a family-orientated area that has risen in popularity due to its proximity to the Royal National Park and Cronulla.

Covering about 5000sq m of commercially zoned land with favourable development overlays, a range of development options and uses can be explored.

Whilst the area continually welcomes exciting, new developments, the club itself is in an ultra-convenient position that encourages multiple end-uses to be explored.

This Sydney opportunity is being offered separately or in one line with fellow Societie Club, Fingal Bay Sports Club, in the picturesque Port Stephens.

Fingal Bay Sports Club sits on about 2.45ha (24,500sq m), bordering Tomaree National Park and is about 750m from Fingal Beach.

This unique parcel is zoned RE2: Private Recreation, which allows for a range of permitted uses including accommodation and commercial facilities (STCA).

Port Stephens has also been listed among the 10 areas in NSW in the most need of more housing, with 11,000 new dwellings expected over the next 20 years, the Newcastle Weekly reported.

Economically, Port Stephens supports more than 31,000 jobs and has an annual economic output of $17.2 billion, according to Remplan research.

Societie Group, is a community-focused group of four clubs that are presenting the opportunity to market together with their vendor representative, Suburbanite.

Group chief executive David Moorcroft said, “Our proactive board has made considerable progress in regard to their understanding of the potential development opportunities on our doorstep and we are ready to take the next step.

“We aim to incorporate existing club operations with proposed future uses which will complement and enhance our club's offering.”

This joint venture opportunity includes two sites that will be considered individually or in one line.

Suburbanite’s managing director, Anna Porter, and senior property advisor, Nick Barlow, are marketing the opportunity via an expressions-of-interest campaign that closes at 4pm on Friday, July 5, 2024.

Having spent the past decade working with the club industry on diversifying revenue streams and maximising property assets, the Suburbanite team are highly experienced in bringing high-quality joint venture opportunities to the market.
