KDL Property Pumps 1100 Homes into SEQ Pipeline

KDL Property Group has a big few years ahead as the developer executes on its greenfield vision. 

The south-east Queensland developer is on target to deliver more than 1100 homes across six sites in the next three years. 

Almost 200,000 people are forecast to move to the region by 2030 and KDL Property Group managing director Kent Leicester said the continued rollout of residential development projects would be critical to housing the population boom. 

The developer has three projects in the Moreton Bay region and another three in Logan, regions to where much of the growth is expected to flow.

“We’re on track to deliver much-needed housing supply to Moreton Bay with three new estates in Burpengary East, Joyner and Waraba [Caboolture West] to be completed over the next few years, delivering land for more than 800 new homes,” he said.

“We have also received approval for two more development projects in the Logan area. 

“This will provide an additional 211 homes, which will help create a positive impact in the current housing climate. This is alongside our Eldridge estate in Jimboomba which has 157 lots.”

Leicester said the developer was motivated by a desire to help boost housing supply in local communities.

“We continue to be focused on restocking our pipeline for future growth in the coming years,” he said.

KDL’s Joyner project is also a beneficiary of $6.74 million in works funding from the state government Growth Acceleration Fund, which is accelerating housing development in Queensland’s south-east.

Demographic modelling shows the Greater Brisbane area would need an additional 86,000 homes by 2030 in order to accommodate the region’s population growth.

Leicester said one of the more advanced projects being developed by KDL was Avaline—a $106-million mixed-use residential community featuring 188 homesites as well as a medical precinct and childcare centre in the strategic growth area of Burpengary East.

The $77-million residential project at the corner of Old Bay and Maitland roads will offer a selection of level and affordable homesites ranging from 306sq m to 450sq m, all overlooking open space.

Avaline has a focus on healthy living with 2.6ha of the 13.6ha estate preserved as open green space and parklands with koala habitats. The first lots of stage 1 will be registered in January.
