Apartment Tower Plans Filed for Golden Mile

A New South Wales-based developer has filed plans for a 13-storey apartment tower on the Gold Coast’s Golden Mile. 

Michael Dowling’s Brightlands Property 1 Pty Ltd has engaged RotheLowman to design an 82-apartment tower at 11 Hunter Avenue, Labrador, a suburb the Gold Coast City Council is targeting for greater density.

The tower on the 1620sq m site will feature a permeable and activated street edge, according to RotheLowman’s design report, which would add to the demand for “quality apartments in developing areas of the Gold Coast”.

The report said the coastal suburb of Labrador had a strong key worker demographic that would drive demand for higher density in the area, which is close to the growing Gold Coast Health and Knowledge Precinct. 

According to RotheLowman, the design of the building would centre on health, wellness and community. 

“A varied suite of flexible apartment layouts respond to the lifestyle and amenity requirements of the projected demographic seeking adaptability, quality of life and wellness,” the report stated.

“The living area balcony learns from the experience of the coastal board walk through its feathered edges and scale in the textured concrete floor slabs. 

“Warmer tones complement a fresh coastal architecture with curated apertures in the textured precast façade.”

Mewing Planning’s report said the development at Labrador would provide housing choice and affordability for an overlooked demographic. The area predominantly comprises short-term accommodation, holiday letting units and ageing housing stock. 

The 13-storey tower would comprise 70 two-bedroom units, which would include eight NDIS-compliant units, and 12 three-bedroom units.

There would be 112 car parking spaces across two basement levels and at ground level, with communal amenities on an elevated ground floor deck featuring a pool, lobby, communal kitchen and dining space and a residents’ wellness area. 

Four duplexes would make way for the apartment tower on the site, which is owned by Neang Seam.
