Developer Landen Properties has submitted plans for a six-building residential complex in the Sydney suburb of Bella Vista which are now being considered by major planning panels.
The project, which has a capital investment value of $99.6 million, focuses on land at 40 Memorial Avenue and is being considered by Sydney Central City Planning Panel.
Architects at Turner and planners at Orion Consulting helped to put together the application for the 2.4ha site, zoned as general residential under The Hills Local Environmental Plan 2019.
The six buildings will house 224 homes, of which more than 50 per cent will be three bedroom units. Buildings will step between five storeys up to seven storeys and include a mix of apartment typologies, including two-storey townhouses.
About 10 per cent of the apartments will be adaptable, and 20 per cent of the apartments will be silver standard livable, according to Landen.
If plans are approved by the Hills Shire Council, then construction of the site will begin in two stages, the first delivering three buildings as well as new infrastructure and basement, and the second will deliver the remaining buildings, including the collection of townhouses.
The site of the proposed development sits within the Bella Vista Station Precinct which forms one of eight station precincts along the Sydney Metro Northwest urban corridor along the new Sydney Metro Northwest Line.
The site, 28km north-west of Sydney’s CBD, is near the Kellyville Station linking the area to the broader Sydney transport system, and benefits from the rezoning of outer Sydney land last year.
“The character of the Bella Vista Precinct has been, and is still, undergoing change following the rezoning of the Precinct for urban purposes and subject State Significant Development which enabled construction works for urban development to commence,” the developer said.
“[It is an] attractive and well-connected neighbourhood that achieves housing targets, creates vibrant, safe and desirable places, reinforces the garden shire character and lifestyle and is supported by necessary infrastructure.”
