Developer Landen Property Group has been quick to take advantage of the recent rezoning of the Bella Vista Station Precinct, with plans for six apartment buildings of up seven storeys, 30km north-west of Sydney.
Landen has lodged plans with the Hills Shire Council for 224 apartments in six buildings, to be built in three phases on nearly 2ha of mostly cleared land in Memorial Avenue, Bella Vista.
The land falls within the Bella Vista Station Precinct—one of eight station precincts along the Sydney Metro Northwest urban corridor, which is part of the new Sydney Metro Northwest Line. At about $20 billion, the Sydney Metro corridor is Australia’s biggest transport infrastructure project under construction.
Landen’s application, with construction costs of almost $107 million, comes just seven weeks after rezoning of the Bella Vista precinct in December last year and now allows for a mix of R4 high-density residential, R3 medium density residential, and the RE1 public open space.
Under the NSW department of planning’s rezoning, the state-significant development will eventually see a new town centre providing a range of business and retail, a mix of housing types for up to 3804 dwellings, a community centre, a primary school and more than 5ha of open space.
Landen’s application covers the first two stages of their development and follows pre-lodgement meetings with Hills Shire Council in May and October of last year.
The first stage includes all demolition work, construction of two new roads, and three of the eventual six buildings. Those three will house a total of 129 apartments and two levels of basement parking for 159 cars.
The final three buildings, with 95 units and more basement parking will be part of the second stage. A landscaped podium between two of the buildings will include a swimming pool for residents.
The buildings will have varying heights, rising from five storeys in the north up to seven storeys in the south.
The third stage of the development—a park and community space—will be part of a separate development application.
The plans call for a single storey detached house and associated structures to be demolished. An existing dam is to be drained and filled as part of site preparation works. Eighty-nine trees will be removed.
Orion Consulting, who lodged the application, said the development would support business and growth of a new town centre around the station.
“The development will contribute to the desired future character of the precinct through the implementation of an attractive and well-connected neighbourhood that achieves housing targets, creates vibrant, safe and desirable places, reinforces the garden shire character and lifestyle and is supported by necessary infrastructure,” Orion said in supporting documents.
