Melbourne’s most iconic commercial tower, 101 Collins, has completed a significant transformation, announcing its transition to 100 per cent electric power—a feat achieved without closing for business.
Much more than a mere technical upgrade; the move represents a bold commitment to championing sustainability and innovation in the commercial real estate sector.
Motivated by a dedication to reducing the building’s carbon footprint and address growing customer demands for a more sustainable future across corporate workplaces, the asset owners commenced the electrification works over 12 months ago to upgrade the asset’s infrastructure some 33 years after the tower was first completed.
In a break from tradition, the construction team led by 101 Collins Engineering team was able to achieve this upgrade without interrupting daily operations for its building occupants.
This electrification process has successfully positioned 101 Collins as one of the first legacy assets of its size in Melbourne to seamlessly integrate extensive electrical systems while remaining fully functional.
The team leading the project include 101 Collins senior engineering and sustainability manager Selva Thiru, Matthew Hill from Compass Engineering Group, Jamie Park from A.G. Coombs Advisory, Rick Nichols from Brolec, and Garreth Wheatly from A.G. Coombs Projects.
Their collaboration involved intricate negotiations with CitiPower, resulting in an impressive increase of 2300A of power capacity, the installation of a new switch room, and fully generator-backed main switchboards.
These upgrades have enabled the building to power a state-of-the-art heat pump HVAC heating hot water system, further enhancing the building’s energy efficiency.
With these enhancements, 101 Collins is now one of the first fully electrified commercial buildings in the Melbourne CBD, setting a benchmark for sustainability and innovation.

In 2023, 101 Collins introduced a beautifully redesigned ground-floor plane, featuring sanctuary gardens and a renewed focus on art, with stunning works, sculptures and installations strategically placed throughout the thoroughfare and travertine lobby.
