Oscar Ledlin latest mixed-use business park project has been greenlit.
The project is now cleared to rise on a vacant site at Vermont after receiving the nod from the City of Whitehorse.
Ledlin, who is behind a number of similar, innovative business parks on the Mornington Peninsula in Victoria, has been approved for plans for the project at 194-202 Rooks Road, in Melbourne’s north-east.
According to renders for the project, Vermont Inc, created by VASTView Ltd, the development will comprise two two-storey buildings and a three-storey building arranged in a U-shape.
The plans by Ammache Architects show several offices that come with warehouse spaces along with access to a communal in-house car wash, mail room, boardroom, communal bathrooms and showers, and a rooftop terrace.
There will also be a food and beverage space and a basement level with “Flexie units”—spaces that can be customised for storage or parking.
Net lettable area for office space will be 425sq m with 161sq m of space for the food and beverage space, 2440sq m for the Flexie units and 3745sq m of combined office and warehouse space.
The site is 20km from the Melbourne CBD, 3km from the Eastlink and 2km from the Mitcham Train Station.
Gross revenue from the sale of the units is estimated at $40 million excluding GST.
CoreLogic’s property records list two entries for the site.
The first is for half of the site, around 5536sq m, being sold for $5.55 million in December 2021 with settlement in April.
In February 2023, the other half of around 5097sq m was sold for $5.52 million and settled in May. There were no records of who were the buyers or sellers for each transaction.
Michael and Oscar Ledlin founded Ledlin in 2013.
Ledlin’s internal construction arm, Ledlin Build, will handle the construction of the project, which is scheduled to get under way in September.
Developer interest in the area is ramping up after VCAT approved APH’s city park and entertainment precinct.
APH has also announced a new Novotel hotel on Whitehorse Road.
