Legacy Property has lodged residential subdivision plans for a site at Orchard Hills in western Sydney.
Legacy wants to subdivide the land at 90-138 Caddens Road and 2 Kingswood Road into 146 lots.
Of those, 143 would be residential, one a drainage reserve and two residue lots. The lots will vary in size from 300sq m to 3786 square metres.
The current subdivision plans are a small part of the larger masterplan Legacy has for its 146ha site at Orchard Hills that it has been in the process of rezoning.
Orchard Hills is 49km west of the Sydney central business district and part of the City of Penrith council area.
The site stands to benefit from a planning proposal approved last year that sought to rezone the Orchard Hills North precinct to “align with the medium-term housing targets set by the NSW Government”.
Its aim is to create a new much-needed residential development in western Sydney, providing new infrastructure such as roads, schools and employment opportunities.
The Penrith Local Environment Plan 2010, which was amended last year, anticipates that up to 1729 homes would be provided at Orchard Hills North for a population of up to 5400 people by 2036.
The precinct will include public open space areas, new roads, and a village centre while preserving ecological communities and heritage items.
The Legacy site is semi-rural now with single-storey homes on large lots and some limited farming taking place.
The developer said the rezoning proposal was therefore necessary to “uplift the existing land use and support future residential development”.
The Orchard Hills Metro Station, due to be completed in 2026, will be about 2km east of the site.
The site is also close to the Western Sydney Aerotropolis, 14km away, that is billed as Sydney’s next CBD, with major works in progress under way including the recently filed Bradfield City Centre plans.
