Lincoln Place’s Townsville Land Lease Project Greenlit

Townsville’s first over-50s land lease community in more than five decades has won approval for Townsville’s Northern Beaches. 

Lincoln Place’s plans for a 350-home lifestyle community at Svensson Road, Mount Low, about a 20-minute drive north-west of the CBD, were greenlit by the Townsville City Council this month. 

Lincoln Place chief executive Paul Yeo said the Northern Beaches Lifestyle Estate would be a multimillion-dollar investment in the region, which the developer had identified as a downsizer hotspot. 

“Our homes are architecturally and thoughtfully designed within a masterplanned neighbourhood setting, providing lifestyle facilities and spaces that prioritise connection, independence and financial security,” Yeo said.

Yeo said the growing land leasing model provided affordable housing and flexibility in Australia’s undersupplied residential market. It also freed up established homes and boosted supply. 

“Under the land lease model, residents own their homes, but not the land,” he said.

“This enables us to sell the homes at a discount to the local market average, providing an opportunity to release equity and move to a community with premium lifestyle amenities and established infrastructure.

“For our new Townsville project, it also means residents pay no stamp duty or council rates, no body corporate fee or deferred management fees, and importantly no entry or exit fees. The only ongoing charge is a weekly site rental.

“Seniors living is changing, and it’s about time.”

Early works at the Northern Beaches Lifestyle Estate, next to the Sanctum masterplanned community at Mount Low, were expected to begin by mid-2025.

Lifestyle amenities would include an exclusive resident clubhouse featuring a library, theatre, dining, a gym, two swimming pools, bowling green, pickleball courts and walking paths. 

Developer Living Gems this year filed plans for a $210-million over-50s land-lease community in Townsville’s western growth corridor.

The proposed 292-home lifestyle resort is planned for a 13.6ha site at 99 Hogarth Drive, Bohle Plains, which is within the Harris Crossing masterplanned community.
