The development pays homage to the original 1.2 hectare Tip Top bakery site, across six buildings; Stables, Seeds, Silo, Rye, Grain and Malt, designed by renowned architects RotheLowman.
Little Projects Managing Director, Michael Fox, conceived the $215 million rejuvenation plans for the site located between Edward and Weston Streets, which was dormant for almost a decade prior.
“We have always seen Brunswick East as an up-and-coming suburb and we have now unlocked this potential through this project with settlements already underway. This is an exciting step forward for Melbourne’s North,” Fox says.
Each building has a unique vantage point, many with large entertainer’s balconies and views of the city and beyond. Separate street addresses give residents discreet access to their property through beautifully landscaped internal laneways by Urbis.
It is also home to The Learning Sanctuary, a 92-place childcare centre located within the Seeds building, with its own separate entry that will service families in the area. The child care centre is a first of its kind with a carefully designed rooftop that offers an outdoor space for kids to interact.
Additional businesses will service the community including a new café and office to be located at the base of Seeds and a commercial space ideal for a retailer or office at the base of the Stables building.
Little Projects’ Michael Fox says the boutique-style residences and additional amenities have made the development an attractive prospect for residents.
“We’re creating a community, so we consider the flow-on impact on the surrounding streets and wanted to create a precinct that adds value to the neighbourhood and that people want to be part of,” Fox explains.
An essential part of Little Projects’ strategy is respecting the original site, keeping elements of the brick façade as well as the Art Deco stables and building internal laneways that are reminiscent of the original urban style.
“We worked closely with RotheLowman to ensure the site’s magnificent heritage was maintained, while creating quality, contemporary living in a unique master planned community,” Fox adds.
Almost all of the six buildings have been settled, with Malt and Grain to be complete in the coming month.
