Developer Madison Quay has filed plans for a six-storey commercial project on Lygon Street, Carlton in Melbourne's inner north.
The Warren and Mahoney-designed project is a departure from the usual residential projects the developer usually undertakes.
The tower planned for the 421sq m site at 186-190 Lygon Street will comprise one retail level, four commercial levels and a roof terrace bar, anda gross floor area of 2137 square metres.
It will also have 11 bike spaces and a basement level for services. There are no carparking spaces planned for the project.
The project is expected to cost around $12.5 million.
The site is on the corner of Lygon and Pelham streets—Lincoln Square, Argyle Square and the Melbourne Museum are nearby.
The site last changed hands in December, 2019, for $6.8 million.

Other projects Madison Quay is working on include a 27-townhouse development at 39-45 Sandown Road in Springvale. Approval has been granted.
The developer also has approval for 500 lots on a 27ha site at 171-211 Alfred Road and 363-437 Ferris Road in Melton South.
As well, it has a 34-unit boutique residential project, Lulu, in Burwood in train, and a 4.9ha mixed-use development site with 173 townhouses and 180 apartments at 56-74 Station Street in Nunawading that has gained planning approval for stage one.
Carlton continues to gain interest from residential and commercial investors.
Brookfield has lodged plans for student accommodation opposite the University of Melbourne campus in the suburb, while developer Piccolo has just finished Garden House, a 46-apartment project in the suburb.
Wang Hua’s Royal Garden Manor has also filed plans to take over the Cancer Council Victoria building on 1-23 Rathsdowne Street to create an $80-million, mixed-use project with 77 apartments and seven townhouses.
