Urbanite Property Advisory are pleased to present to market, for the first time, the Caloundra RSL, situated in a highly sought-after location on Queensland’s renowned Sunshine Coast.
On behalf of Caloundra RSL, Urbanite are seeking expressions of interest from suitably experienced developers for the joint-venture redevelopment of a portion of the club’s landholdings at 19 West Terrace, Caloundra.
The club is moments from the Caloundra CBD and popular Kings Beach whilst benefitting from favourable overlays, 18m height limits and multiple street frontages.
Located within the Sunshine Coast Council, the club is 90km north of the Brisbane CBD, 28km south of the Sunshine Coast Airport and minutes from the M1 motorway.
The opportunity has a proposed area for redevelopment of about 11,000sq m, with the club premises and carparking occupying the balance of the site.
This exciting prospective site is within a Major Centre Zone with several consistent uses, including permanent and short-term accommodation, retirement living and commercial uses.
Caloundra RSL are now seeking interest from potential partners to join them in their future endeavours with preliminary investigations already being undertaken.
Preliminary investigations unveiled a preference towards seniors living due to synergies and future income generation for the club, with the club’s main objective being to find a collaborative partner that they can work with now and into the future.
Caloundra RSL is nestled amongst major local infrastructure including the $7-billion direct Sunshine Coast Rail Line and $5-billion Sunshine Coast Health Precinct.
The Sunshine Coast is a booming $18.2-billion regional economy with a $19.5-billion project pipeline set to be a major beneficiary of the 2032 Olympic Games.
Urban growth and development in the locality are already well under way with the council anticipating 60 per cent population growth by 2046. Currently, 42 per cent of the population in Caloundra alone are over the age of 50 years (ABS).
The ageing population and national housing shortage highlight the immediate need for quality seniors living developments.
Caloundra RSL is a first-class club focused on its community and members.
Club chief executive Graeme Devin said there was a significant opportunity for the club to unlock the full potential of its current site by transforming it into a vibrant, multi-purpose precinct.
“This redevelopment would not only enhance the facilities available to our valued members and veterans, but also deliver lasting benefits to the broader community.
“By reimagining the way our land is used, we can create a destination that reflects our club’s values, meets evolving community needs and supports long-term sustainability and growth.”
