Maroochydore City Centre Reshapes Sunshine Coast’s Future

For the first time in more than 100 years, Australia is witnessing a game-changing urban transformation.

SunCentral Maroochydore is turning a bold vision into reality with Maroochydore City Centre, a dynamic new hub that’s reshaping the Sunshine Coast.

This ambitious $4-billion project is creating a connected, thriving community that’s driving innovation and economic growth.

Established as an independent entity by Sunshine Coast Council in March, 2015, to drive the delivery of a new city centre for the region, SunCentral Maroochydore’s goal has been to create a connected, vibrant and sustainable city centre that not only serves as a commercial hub but as a cultural and lifestyle destination for the region.

SunCentral chair Morgan Parker OAM, a founding board member with 30 years of experience as a global real estate investor, developer and banker, views the project as both a personal and professional commitment to delivering a world-class urban environment.

“The opportunity to contribute to the growth of Maroochydore City Centre was an exciting one. The vision of the Mayor and council was inspiring, and I was motivated to help bring that vision to life,” Parker said.

“This project stands apart from other city making projects I’ve worked on globally because of its dedication to integrating green spaces, wellness areas and a focus on creating a sustainable urban environment.

“The uniqueness of Maroochydore City Centre is its ability to authentically balance catalytic economic growth with a modern interpretation of an attractive lifestyle and a genuine focus on sustainability.”

Key milestones in the decade-long development journey include breaking ground on the first development, Foundation Place, the opening of Australia’s first underground waste collection station which has improved efficiency and is driving sustainability in the city centre, the arrival of the high-speed undersea cable that’s attracting global tech businesses and the opening of Sunshine Coast Council’s award-winning City Hall.

“Maroochydore City Centre is more than a development—it’s an economic driver, creating jobs and career paths so young locals can build their futures here, without needing to leave for Brisbane,” Parker said.

Despite challenges facing the construction industry, Maroochydore City Centre continues to thrive. With 775 residents already settled in the heart of the development, the city is well on its way to becoming a vibrant, liveable community.

Of the 4000 homes planned, 310 are completed, and Walker Corporation’s upcoming SOL residential project will add 251 more, providing much-needed housing options.

The 1100 workers already in the city centre are driving economic momentum, while more than 40 businesses have set up shop, showcasing the city’s growing appeal as a business hub.

As development accelerates, the city centre will offer 20,000 permanent jobs and 240,000sq m of commercial and retail space, ensuring long-term economic vitality for the region.

With more than 10ha of parkland and a 6.5ha waterway, the city isn’t just about business, it’s a place where people can work, live and connect.

The 2032 Olympics and Paralympics are on the horizon and the prospects for Maroochydore City Centre remain promising. The Games are set to be a major driver of investment and global recognition, further propelling Maroochydore City Centre’s role as a dynamic hub for economic activity.

As SunCentral celebrates its 10-year anniversary, chair Morgan Parker reflected on the leadership and vision that have shaped the city’s evolution. After a decade of service, he has signalled his retirement from the Board, marking a new chapter for the organisation.

“The next phase of Maroochydore City Centre will be crucial. I’m proud of what we’ve accomplished and I’m excited for the future of this incredible city,” he said.

The $4-billion Maroochydore City Centre project is being delivered in partnership with SunCentral, Walker Corporation and Sunshine Coast Council.

Mayor Rosana Natoli said SunCentral Maroochydore had helped drive the delivery of Maroochydore City Centre, laying the foundation for its transformation into a dynamic urban hub.

“SunCentral’s efforts have been crucial in advancing the city’s vision and supporting the delivery of infrastructure for its ongoing growth,” Natoli said.

“Morgan Parker has been a key figure in guiding the direction of Maroochydore City Centre since SunCentral’s establishment in 2015. His insights and expertise have contributed to the project’s progress over the past decade.

“We thank him for his remarkable service and commitment to this significant regional initiative.”

David Gallant, Walker managing director and CEO said Walker was proud to partner with Sunshine Coast Council and SunCentral Maroochydore to deliver the Maroochydore City Centre, where strong collaboration had been key to driving investment and advancing this city-shaping project.

“Morgan Parker’s contributions over the past decade have laid the foundations for success, and we look forward to continuing our work with SunCentral and Sunshine Coast Council to create a world-class city centre,” he said.
