Marquette Properties is planning a $100-million redevelopment of one of Brisbane’s landmark towers in the Golden Triangle—the Gold Tower.
Marquette has engaged Cavill Architects and Urbis to “collectively rethink” the site at 10 Eagle Street, which it paid $285 million for in 2021.
A development application has been filed with the Brisbane City Council for the addition of a 6000sq m, eight-storey office tower annex.
This addition will be built over the tower’s existing basement and will feature a rooftop courtyard garden.
The proposed upgrades, which aim “to deliver a compelling architectural and commercial addition to the Brisbane skyline” will contribute to the area’s hospitality and retail offering, with new public and landscaped areas and a “dramatically expanded” Gold Tower lobby.
Marquette managing director Toby Lewis said that the new development was expected “to significantly enhance both the aesthetic and operational capacity of the property” whilst also providing accretive returns to investors.
“The team has worked very hard on this proposal with key input from all stakeholders being sought during the past 12 months to ensure that the beauty of the old is complimented by the new,” he said.
Cavill Architect director Andrew D’Occhio said that the Gold Tower development would complement other projects in the vicinity, including the Waterfront Brisbane precinct which will see the open space of Charlotte and Mary streets extended to the river.
“The application proposes to extend this new public realm though the Gold Tower’s site and into the pedestrian realm of Market Street,” he said.
“Along with a material language drawn from this part of town’s layered heritage, the proposal will link for the first time the city’s ‘Helidon’ Heritage axis from Anzac Square to the river.”
Brisbane City Council classifies the Gold Tower site as principal centre zone, located in Brisbane CBD’s prestigious Golden Triangle zone, 100m to the Brisbane River and 1km to Central Station.
