Maryland Plots Greenfield Masterplan West of Sydney

Proposals to lay the groundwork for a greenfield residential project south-west of the centre of Sydney been filed. 

Maryland Estate Developments wants to develope 773 and 877 The Northern Road, Bringelly, about 65km west of the CBD.

It is proposing 246 lots, 13 superlots and three residue lots under its plans now before the Camden Council. 

The plans prepared by The Planning Hub detail 30 houses, six semi-detached homes and 53 terraced homes, all designed by DC8 Studio.

The staged housing project on the vacant greenfield site would be part of the Lowes Creek Maryland Precinct in Sydney’s South West Growth area.

The precinct is considered a priority growth area by the NSW Government, and has been identified as a new community able to accommodate up to 7000 homes for 22,400 people as well as a local centre, a new school and community facility, and other public infrastructure works.

The area was rezoned in 2021 to make way for development and has since attracted significant developer investment, including Vitocco Enterprises’ $58-million proposals for its Nonorrah Estate. 

As Sydney proper becomes more saturated, developers and the government are increasingly looking outward to deliver five-year targets of 377,000 “new well-located homes” across the state by 2029.

To the north of Bringelly at Bradfield, the state government has given the all-clear to develop what is considered the first new city to be built in NSW in a century.

The historic township of Bringelly was first named in 1802 by government botanist George Caley.
