Mirvac has secured approval for a $700-million, 56ha carbon-neutral industrial estate in Kemps Creek, west of Sydney.
The Aspect Industrial Estate, deemed a State Significant Development, is the first site approved under the new planning regime for the $2.6-billion Mamre Road precinct.
The embodied carbon estate will have 247,000sq m of flexible, functional and sustainable warehouse and office space.
It is expected to create more than 500 jobs during construction and 1200 jobs during development.
It will use rooftop solar systems, translucent roof sheeting, LED lighting, rainwater harvesting and smart metering to create a building aimed at achieving a 5-star Green Star rating.
The industrial estate is close to the new Western Sydney Airport at Badgerys Creek. It is less than 10 minutes from the M7 motorway, 20km to Penrith and under an hour from Parramatta and the Sydney CBD.
Tenants already committed to the estate include premium brands Lineage, CEVA Logistics and Winning Group with the estate now 63 per cent pre-leased.
Winning Group has put its foot on a 66,000sq m distribution centre, their largest in Australia, while Lineage will have a 36,000sq m cold storage facility it plans to address fresh food supply chain issues in the state and more broadly.
CEVA Logistics will lease 33,000 square metres.
Construction is scheduled to start in the next few weeks.
The NSW government’s Planning System Acceleration Program in 2020 rezoned the Mamre Road precinct for employment uses.
The 850ha Mamre Road precinct is one of 12 key precincts in the new Western Sydney Aerotropolis CBD.
Minister for Western Sydney Stuart Ayres said the precinct was important in bringing investment into Sydney and creating jobs.
“The precinct is a significant step forward in securing western Sydney’s future as a global hub for logistics and advanced manufacturing,” Ayres said.
“It will also bring a huge jobs boost to the region, creating opportunities for more than 11,000 jobs during the construction phase alone and 17,000 operational jobs once fully developed.”
The precinct also includes 50ha of open public space and 70ha of protected conservation land, including the Cumberland Plain Woodland.
“Not only does this rezoning secure much-needed productive industrial land, it also safeguards critical environmental areas and provides some fantastic new public spaces for the future residents of the Western Parkland City,” Ayres said.
There is a growing demand for industrial space in capital cities as developers and investors pivot towards using industrial spaces for logistics and operational ventures.
Industrial rents have also soared to their highest in 25 years.
Mirvac chief executive and managing director Susan Lloyd-Hurwitz said the location was key.
“From this strategic location, Aspect will provide access to approximately 4.3 million people within a 60-minute drive, enabling us to cater to growing e-commerce demand together with wide scale supply chain investment as our customers seek to establish more efficient logistics solutions for their businesses, such as automation, supported by world-leading technology, ” Lloyd-Hurwitz said.
“We are actively advancing our $2.3-billion industrial development pipeline which is 100 per cent weighted to prime Sydney locations, set to benefit from committed infrastructure projects like the Western Sydney International (Nancy-Bird Walton) Airport at Badgerys Creek.”
