Byron Bay developer Molti has stepped up its presence in south-east Queensland, winning approval for five full-floor apartments at Kangaroo Point.
Brisbane City Council approved the plans, which were filed in June of 2024.
The six-storey complex will rise on a 797sq m site at 4 MacDonald Street—one of the last riverfront sites on the peninsula and near the record-breaking Sorano House, which last year netted a $14-million off-the-plan sale for its penthouse.
The four-bedroom, two-storey penthouse sale represented a $45,000 per sq m price point—something Molti managing director Ben Teague will be hoping to best.
Teague said demolition would commence in coming months and that construction was due to start later this year.
He said the development marked the first collaboration between Bureau Proberts and Carr Design, the latter engaged to work on the interiors of the luxury full-floor apartments, which are close to 350 square metres.
Bureau Proberts took style cues from the nearby Story Bridge and the suburb’s subtropical riverside location while prioritising views to the river and the city.
While the building comprises just five residences, Teague said there was a strong focus on wellness and amenity within, with a penthouse infinity pool topping the project.
At the time of acquiring the site, Teague told The Urban Developer that Molti had identified Brisbane and south-east Queensland as key areas where it wanted to target premium locations in blue-chip suburbs.
“We saw this site and wanted to have a good crack at it, given its riverfront location. It’s a spot that’s going from strength to strength and with the Olympics and everything that’s coming up we just can’t see it slowing down, particularly in that premium space.”
The Urban Developer understands the acquisitive Molti is in due diligence on sites further south.
