Mosaic Lodges New Scheme for 22-Storey Milton Tower

Mosaic has filed changes to its approved plans for a mixed-use 22-storey tower in Brisbane, including dropping the previously-approved hotel and office scheme.

The project will be Mosaic's 12th project in Brisbane's inner west in the last eight years.

The original plans for the 1594sq m site at 27-33 Railway Terrace in Milton included a hotel, office space, a bar, other retail, and apartments. 

Despite it exceeding height and gross floor area limits under the Milton Station Neighbourhood Plan, the Brisbane City Council approved it in May, 2021, green-lighting the 22-storey tower. The neighbourhood plan has a 15-storey limit.

Mosaic chief operating officer Marina Vit said Mosaic purchased the site with the original approved plans in place and decided to amend them. 

"The approval for 73 hotel suites and 500sq m of office space are not part of our plan," Vit said.

"With exceptional local amenity surrounding this prime location, our plans focus on delivering a prestige residential building that will appeal directly to owner-occupiers."

Mosaic bought the site in 2021 from Karl Jameson and Kathryn Fryer for $9.5 million. 

The amended BDA Architecture-designed plans remove the hotel and office space as well as several basement levels. They add a partial level to the podium and request a change of use to reflect the amendments. 

The plan comprises 113 apartments across 20 levels with 74 two-bedroom units, 32 three-bedroom units and seven two-bedroom penthouses.

There will be 164 car parking spaces and 142 bike spaces on levels two to five in the podium.

The rooftop level will include outdoor dining, open terraces and a lap pool.

The site is opposite Milton Train Station and close to the Suncorp Stadium and the Fourex Brewery.

"There is a real appetite from people chasing high quality luxury owner occupier apartments with exceptional amenity close to all the infrastructure and lifestyle benefits that the inner west has to offer," Vit said.

The project has an estimated completion value of $105 million with construction scheduled to start at the end of 2022.

Approved plans for the tower include a gross floor area of 15,446sq m or nearly ten times the site area.

The amended plans reduce this to 12,037sq m or seven and half times the site area with the reduction of units for both residential and short-term accommodation from 182 units to 113, and the removal of the hotel and office space components.

While the roof height has been reduced slightly under the amended plans, the number of storeys—21—has not changed.

Mosaic has also recently filed plans for an eight-storey residential tower in East Brisbane.
