Mosaic Secures Milestone Gold Coast Tower Approval

Brisbane-based Mosaic Property Group’s development foothold on the Gold Coast is continuing to strengthen with its latest $150-million tower proposal given the nod.

Marella by Mosaic will rise 29 storeys above a 1488sq m site at 146-148 Surf Parade at Broadbeach.

It represents a double-digit development milestone for Mosaic as its 10th project on the Gold Coast.

The project’s recent approval by the Gold Coast City Council will add 96 two and three-bedroom apartments to the city’s dwindling stocks of new apartments, which dropped to an all-time low earlier this year.

According to data from planning consultancy firm Urbis, there were only 411 new apartments for sale across the Gold Coast at the end of the March quarter—the lowest number since it began monitoring the market in 2014.

Construction of Marella by Mosaic is scheduled to start in early 2023.

It will replace two three-storey unit blocks on the corner site and comprise 59 two-bedroom apartments and 37 three-bedroom apartments over 27 residential levels.

Along with some of its other nearby developments, Mosaic has teamed up again with Plus Architecture on the Surf Parade project, which has been designed with floor plates that “expand and contract to enhance and optimise views”.

“Larger floor plates at the building’s base narrow towards the top, seamlessly transitioning to generate an elegant, flowing tower form,” a submitted architectural statement said.

“Inspired by the natural dynamism and beauty of the seashell, the architecture references geometry which is layered, overlapping and expanding.

“The buildings envelope is wrapped in a climate-responsive shell which shifts from solid and protective to the west, blocking unwanted sun, to glazed and open to the east, inviting in the morning sun and taking full advantage of the spectacular views towards the golden Broadbeach coastline.”

Resort-style residential amenities on level one are oriented towards Surf Parade with layered landscaped terraces looking out over the park and towards the ocean. They include a large pool and spa, sauna, steam rooms, gym facilities and barbeque areas.

Nearby, Mosaic has lodged a development application for a similarly scaled residential tower for a 1420sq m site at 4-6 Rosewood Avenue. It comprises 29 storeys with 98 two and three-bedroom apartments.

Also designed by Plus Architecture, the two towers share a similar built form with slight differences in characteristics to enable them to “harmoniously co-exist, complimenting one another to enhance the Broadbeach skyline”.
