New SA1 Platform Unlocks Key Insights for Living Sector

After six years as the trusted source of independent property data for Australia’s industrial property market, SA1 Property enters a new chapter with the launch of the SA1 Living platform, addressing the rising demand for market intelligence in Australia’s rapidly evolving Living Sector.   

The SA1 Living platform will be delivered in partnership with Peter Bell, a highly regarded residential advisor who has held senior roles within Stockland, Colliers International and Mosaic Property Group.  

“I am delighted to partner with Aaron [Bates] and Stephen [Clark] on the SA1 Living platform. SA1 Property are the market leaders in delivering property intelligence through geospatial platforms and I have always admired them for their expertise and subsequent success,”  Bell, who is a co-creator of SA1 Living, said. 

“The ‘one geographic area fits all’ approach, typically applied to residential market analysis, represents an outdated methodology for Living Sector assets. The SA1 Living platform is structured to best reflect reality in a sense of how rental customers engage with their home and surrounding neighbourhood in the real world,” Bell said. 

SA1 Living will utilise the same system and location analytics features that have driven the success and wide market take-up of SA1’s industrial platform.

The Living platform will combine data from multiple, previously disconnected sources to offer a comprehensive, unified view of Australia’s fast-evolving Living Sector with a current focus on build-to-rent (BtR), purpose-built student accommodation (PBSA), co-living and key-worker accommodation living sectors. 

SA1 Property co-creator and director of property strategy Aaron Bates said, “With over 150 regular users of our SA1 industrial platform, many of our existing clients were requesting a similar solution for the Living Sector.

“To achieve this, we knew it was critical to partner with a person like Pete given his extensive background in residential analysis,” Bates said.

The SA1 Living platform is focussed on the following market segments for the eastern seaboard of Australia: 

  • Build-to-Rent (BtR)  

  • Affordable key-worker housing  

  • Co-living 

  • Purpose-built student accommodation (PBSA). 

The SA1 Living platform is designed to benefit many professions within the Living sector including:

Following more than 12 months of data capture, modelling, and market testing, the platform was released via subscription to the market in late September 2024.

The launch of the SA1 Living platform also coincides with another important milestone in the growth and evolution of SA1 Property.
