The Queensland Government has announced nine projects have been identified for the fast-tracked state facilitated development planning pathway.
The projects have been issued with proposed declaration notices and feedback is being sought across the next two weeks.
The state facilitated development planning pathway was announced in April 2024, and many projects were craned over from one planning portal to another in a bid to achieve faster planning approvals.
The Bill supports more homes being built faster through the new pathway for infill housing developments that deliver diverse and affordable housing.
Once declared by the Queensland Minister for Housing and Planning, applications can be assessed within a minimum of 75 business days.
The new legislation also allows the minister to condition social and affordable housing on development applications.
33 Manning Street, Milton—Goldfields
The Melbourne-based developer pulled its original high-end residential plans for the 1620sq m site, and has proposed a build-to-rent development via the SFD pathway.
The project would comprise 305 apartments with 15 per cent dedicated to affordable housing.
9-17 Station Street, Toowoomba City—Brisbane Housing Company
Well-established affordable housing developer Brisbane Housing Company has proposed a build-to-rent residential development on the Toowoomba Regional Council-owned land.
The project would comprise about 75 apartments with at least 15 per cent dedicated to affordable housing.
652 New Cleveland Road, Wakerley—The Corporation of the Trustees of the Roman Catholic Archdiocese Of Brisbane
The plans for a 1.73ha, predominantly vacant site at Wakerley, would comprise a build-to-rent project of about 45 residential units with onsite parking in the suburb about 15km east of the Brisbane CBD.
30-44 Station Road, 11 Riverview Terrace and 12 Foxton Street, Indooroopilly—Keylin
The developer had already proposed a significant build-to-rent and build-to-sell development on the 6,337sq m site at Indooroopilly, which has been greenlit.
Under the SFD pathway the project would comprise at least 15 per cent affordable housing as part of the mix, which comprises 480 residential apartments, 45 short-term accommodation units, commercial, retail and office.
40, 41, 50, 55 & 60 Woodvale Crescent and 205A Woogaroo Street, Forest Lake—Woodvale Crescent Pty Ltd
The proposal is for a build-to-sell residential development of terrace homes, small-lot homes and some apartments to provide about 25 homes per net developable hectare on the 5.85ha site, with an affordable housing component of at least 15 per cent.
70 & 78 Kraft Road, Pallara—GM TFP Pty Ltd
The build-to-sell development at Pallara, 24km south of the Brisbane CBD, would comprise different housing typologies including terraced homes, small lot homes and single dwellings.
The 3.23ha site is predominantly vacant.
612 Lutwyche Road and 53 and 57 Lamington Avenue, Lutwyche—Lamington Markets Pty Ltd
The Lamington Markets project proposed for the site at 612 Lutwyche Road was approved in 2021 for two 12-storey towers with 134 apartments and a 4500sq m indoor market hall, rooftop urban farm and a craft brewery.
The proposal under the state facilitated development pathway comprises 340 apartments, communal areas and amenities, commercial and retail uses, with at least 15 per cent of the housing to be affordable.
144-150 Broadwater Terrace, Redland Bay—Lyndoc Capital Management
Plans for the 2218sq m site at Redland Bay in South-East Queensland comprise about 75 residential units, onsite parking and communal areas and amenities.
154-170 Highfield Drive and Lot 1 Breakwater Road, Merrimac and 172-182 Highfield Drive, Robina—Walker Group
The prolific developer has signalled plans to create a build-to-sell development of about 2750 residential apartments across 5.85ha on the Gold Coast with at least 15 per cent affordable housing.
