A further 14 projects will bypass council approval processes after being declared State Significant Developments in New South Wales.
The Housing Delivery Authority, introduced this year, has recommended that the projects, including Parnell Development’s Strathfield development (pictured top) and Level 33’s Wollongong 19-storey project, be upgraded to State Significant Development applications.
Also included is Holdmark’s apartment development at 36-46 George Street and addresses on Elsie Street. It comprises three residential towers of 32 to 43 storeys and up to 1000 apartments.
A trio of towers up to 58 storeys comprising 1175 apartments proposed by the Shrimptons Creek Precinct Landowners Group at 2 and 4 Byfield Street in Macquarie Park is also in the latest tranche.
As well, Albert Metledge Property Trust and Analytica Properties’ build-to-rent project at Homebush comprising 330 apartments in three 22-storey towers; and a 39-storey, 182-unit project by Dickson Rothschild and Aqualand’s Herbert Street 300-apartment plans, both at St Leonards, were included.
Outside the capital, a residential block of 75 units plus commercial space planned for 2-4 Bells Boulevard at Kingscliff by Podia, which was acquired last year for $24 million, was also added to the pathway.
Of the proposals, which would deliver up to 4200 homes, nine are in metropolitan Sydney and five in regional NSW.
The latest tranche means that 78 proposals have now been bumped up to the SSD pathway. The Government said that, if approved, those could deliver 32,100 homes.
The latest tranches come as the development sector continues to face considerable challenges over council assessment times, despite the ambitious 377,000 homes target for NSW’s portion of the National Housing Accord, and an increasing reliance on the courts process for faster timeframes.
