Seniors-living operator Tulich has filed plans for a 210-unit vertical retirement village at Oran Park in Sydney.
Family-owned Tulich has earmarked the site at 1 Civic Way in the masterplanned western Sydney suburb, about 58km south-west of the CBD, for the project.
The development application now before the Camden Council proposes a stepped building of eight to 10 storeys and a two-level, 209-space carpark for the site at the corner of Civic Way and Holstien Street on the eastern edge of the Oran Park town centre.
The site is 300m from the Oran Park Podium retail centre, and near the leisure centre, library, town park and council buildings.
Planned for the project’s two buildings are 196 independent-living units (ILUs) with 14 assisted-living apartments (ALAs) plus ground-floor retail and health-related uses.
The eight-storey eastern building fronting South Circuit would comprise12 one-bedroom ALAs, and 18 two-bedroom, 25 two-bedroom with study and 36 three-bedroom apartments.
Ground-level open space and plaza areas, as well as first-floor resident terrace and rooftop areas to provide “an appropriate balance for the development”, are also part of the proposal.
The 10-storey western building comprises 105 units in a mix of one, two and three-bedroom apartments.
The Studio SC-designed project would also offer a range of resident facilities including a gym and pilates area, communal dining and recreational spaces, first-floor rooftop communal terrace, and ground-floor and rooftop courtyards.
The street-level areas along Civic Way would incorporate cafes, restaurants, retail and health spaces and a resident “co-work bar”, as “a key urban design outcome to encourage activation and interaction with the local community”.
The planned future Oran Park Town Centre Railway Station is 600m west of the site, with the approved extension of Podium Way and Oran Park Podium retail centre providing direct pedestrian links to the future station.
Tulich has two retirement communities, The Royce at Penrith and Greenhill at Figtree.
In 2023, BaptistCare NSW & ACT acquired three aged-care sites of Tulich’s—Kintyre Living Retirement Village and Lodge at Dubbo, Blue Hills Retirement Village and Manor at Preston, and Durham Green Retirement Village, Manor and Lodge at Menangle.
These sites were owned and operated by Tulich Family Communities. They comprised 251 residential aged-care beds and 410 independent-living units, with just over 240 staff for 650 residents.
Oran Park has become a development hotspot during the past few years. Recent projects for the suburb include rich-listers Tony Perich with brother Ron lodging a six-building project in the town centre, while Mirvac this year filed plans for the latest stage of its 900-home estate.
