Orosi Developments has filed plans for its next luxury Sydney project—50 homes opposite the Royal Sydney Golf Club at Rose Bay.
The residential building, cafe or restaurant, and commercial space would be built on a 2792sq m site at 439-445 Old South Head Road and 1-5 The Avenue.
The development-architecture-building-marketing business led by Hamid Samavi lodged the six-storey plans with the Waverley Council on June 9 after announcing its intentions for the site in October.
The development would replace a bakery, martial arts studio, mechanic, cafe, nine-apartment building and decommissioned heritage substation on the site.
“The only adjoining property is a substation to the east, which is under operation,” the GSA Planning report said.
“As such, the property is an island site without any immediately adjoining residences.
“It therefore presents an excellent opportunity for redevelopment, which will positively contribute to street activation, diverse housing stock and affordable housing in the locality.”
This included affordable infill housing in 15 per cent of the gross floor area or 26 per cent of the apartments.
Other projects the one-stop developer has been involved in include a four-storey plastic surgery office at Double Bay and a five-storey apartment complex in Cronulla that was completed late last year.
There has been some movement in developments in the blue-ribbon Rose Bay in recent months, with the development arm of Woolworths finalising a gateway determination for a former petrol station site in April.
And four, full-floor apartments by boutique developer Ronnie Shulkin of Nadlan Property Group as well as a six-level mansion on the waterfront by Jim Angelis at 12 Tivoli Avenue were put forward for the suburb east of te CBD late last year.
