Plans have been lodged for a luxury townhouse development backing on to a Paradise Point baseball field.
Helensvale residential developer SandSky Developments has submitted plans to the City of Gold Coast Council for a three-storey block of four units.
The proposal for 24 Bruce Avenue has been designed by architects at Lightwave Architecture.
SandSky is applying the 50 per cent uplift provisions to height given that it is reinforcing “local identity and sense of place”, according to the development application.
The project aligns with the emerging character of similar contemporary developments at 48 The Esplanade and 17 Bruce Avenue.
The site is between Paradise Point Bowls Club, the Paul Scan Oval baseball field home to the Runaway Bay Dolphins Baseball Club, and the Esplanade North Park.
Smaller residential developers have caught on to the potential for higher density living in Paradise Point, launching low and medium-rise projects in the blue-ribbon suburb.
In January, luxury lowrise plans were lodged for 411 Bayview Street and Paradise Sky Holdings is also looking to develop a three-storey townhouse scheme at 30 Teal Avenue.
Despite elevated construction costs, places such as Paradise Point—which can command higher property values—have maintained developer interest.
According to RealEstate.com.au, the median price for houses rose 19.7 per cent at Paradise Point in the past 12 months to $2.1 million.
Unit prices have dipped, with median prices sitting at $860,000, 7.5 per cent less than a year ago.
