Parramatta Unit Project Taps Into Precinct Rezoning

Dundas Valley EDM

Plans have been launched for a two-tower residential development at Dundas Valley, a suburb of Parramatta. 

The development, by the Harutoonian Properties Trust and Citilink Constructions Pty Ltd, would revamp a four-allotment site at 1-7 Simpson Street. 

Plans were submitted by Ethos Urban based on architectural plans provided by Urbanistica.

The six-storey buildings would comprise 48 units—8 one-bedroom, 33 two-bedroom and 7 three-bedroom apartments.

In addition, it would provide two levels of basement carparking and 963sq m of communal open space. 

The surrounding development consists of low-rise residential development, which is transitioning to a medium to high-density form.

Developers say it will “set a positive precedent for quality residential apartment design improving the streetscape, encouraging street level accessibility and permeability, and generally improving the local context”.

The proposed development is one of the first developments to be assessed against the rezoned Telopea Precinct, a planning proposal for which was proposed by the NSW Land and Housing Corporation and Parramatta Council. 

The Precinct rezoning was informed by a masterplan that provided for a new mix of housing, access to public transport and communal open spaces for the Telopea area.
