Hot on the heels of filing plans for a 1653-lot subdivision, greenfield developer PEET is pushing ahead with plans for its CA3 North tranche of land in its $6.7-billion masterplanned Flagstone community.
The plans for the 108ha site in the emerging South East Queensland community comprise 786 residential lots with the potential for 793 homes.
The Stage 15 greenfield development would be separated out into 36 sub-stages and could accommodate a population of about 2100 people.
The land subdivision at New Beith and Everdell roads would create residential lots as well as roads, parks, open spaces and conservation area, with potential for a primary school subject to the state government acquiring the land.
The Greater Flagstone priority development area has been earmarked for a population of up to 120,000 people living in compact neighbourhoods.
The plans comprise a diversity of housing typologies with a density of 15.6 home per hectare, with five lots earmarked for potential multi-residential allotments of two to three units, according to the RPS town planning report.
The report said the land was less topographically constrained and consequently could accommodate smaller lots and urban built form.
“Higher densities are achieved through a range of terrace, villa and courtyard allotments of smaller product depths, strategically located near open spaces and active transport,” it said.
Lot sizes would range from 250sq m to 2830sq m sites and cater to first home buyers and families.
The subject site is 40km south-west of Brisbane’s CBD and 7km west of Jimboomba in the Logan City Council Area but falls under the jurisdiction of EDQ.
Peet acquired Spirit Super’s 50 per cent shareholding of the Flagstone City project for $46.2 million in early 2022, bringing the project under its full ownership.
Upon completion it will provide 12,000 homes and a 126ha CBD serving a population of 30,000, with 44,000sq m of retail floorspace, and 58,000sq m of office space. There is an interstate rail service proposed for the region.
The PDA sits between two future employment precincts at North Maclean and Bromelton. Full development of the area is expected to take up to 40 years after it was declared a PDA in 2010.
