Greenfield sites totalling 600ha have been opened up to the north and south of Perth.
The WA Government has opened an expressions-of-interest campaign for the sites, which it said would allow the delivery of 6300 lots and the potential for up to 900 social homes.
DevelopmentWA wants housing proposals on the land, either under a partnered approach to co-ordinate staged planning, design and development, or through a direct land purchase.
The state-owned land development agency said it wanted to offer the entire sites for staged development to begin as soon as possible, or to sell the land in tranches, deals for which would include conditions for an agreed supply of affordable land housing.
The land is at Eglinton, 44km north of the Perth CBD in the City of Wanneroo, and Karnup, 60km to the south of the capital in the Rockingham council area.
The 484ha site at Eglinton is “primed for activity” and has the potential to deliver 4000 homes, according to Development WA.
The predominantly rural suburb has recently experienced a rise in development, including residential estates and a new town centre.
As part of that activation, Eglinton district centre plan will deliver 20,000sq m of retail space near the town’s newly opened train station.
The 129ha parcel at Karnup is near a future train station and is 20 minutes from Joondalup city centre.
The site is zoned urban development and has potential for 2300 homes.
The expressions-of-interest phase is open until October 30. Shortlisted proponents will then be invited to participate in a request for detailed proposals process early next year and the preferred proponents are expected to be finalised by the middle of 2025.
WA has been active in releasing land as demand from developers for greenfield sites continues to grow. About two years ago it released 5000ha for development on sites at North Ballajura, Maida Vale, east of Kwinana and Pinjarra Ravenswood.
