Plans have been lodged for a mixed-use complex in the ACT suburb of Mawson.
The plans for 92 apartments in a “prominent location” in the Woden Valley district have been submitted by HTI Mawson Pty Ltd and are open for public consultation.
The developers amalgamated two blocks, one belonging to the old Serbian Cultural Club, via a development application prior to this proposal to create the site.
The development, designed by Oztal Architects, will deliver two buildings of four and six storeys, with commercial components, including offices, indoor recreation and a cafe.
The six-storey Building A will have 780sq m of commercial, with a combined 1315sq m of office and retail in Building B.
Of the 92 apartments, there will also be adaptable units included, and units will range between one and four bedrooms.
Two levels of basement parking with 214 bays will also be provided for the development, which will sit on a site now unoccupied.
The integration of multiple uses will “provide for an active living, high-quality mixed-use development,” according to the statement against criteria.
As a mixed-use building, it allows the developers to realise the “development potential of the block” currently zoned for business uses, retaining this permitted use as well as adding “complementary and uplifting uses”.
As such, HTI is also asking for a lease variation that, according to the development application, allowed the Serbian Cultural Club to operate onsite.
“Future occupants will be afforded high levels of building amenities, including pedestrian accessibility, communal spaces, facilities, and services,” the application by Canberra Town Planning said.
It will “provide convenient outlets to meet the needs of the workforce and employment growth” and contribute a positive impact on the urban environment; implement a range of efficient and compact land-uses; and create high-quality interfaces with the public domain,” it said.
Woden Valley, south-west of Canberra CBD, has experienced considerable growth as the population of the nation’s capital grows.
Plans for a $146-million redevelopment of another Woden Valley club, the Hellenic Club, were approved last year offering 151-key hotel, whilst amended plans have been lodged this year for a 16-storey residential development in the town centre.
