Plans have been filed with the City of Sydney for an eight-storey apartment block in inner-city Potts Point.
If approved, the project at 117 Victoria Street would deliver 22 apartments in the sought-after area about 400m from Kings Cross station.
The 1201sq m site currently is home to a building of four storeys on its Victoria Street side and 11 storeys on the parallel Brougham Street.
The plans by Koichi Takada Architects were prepared for ERD 1 Pty, which has one director, Edward Doueihi, listed in ASIC documents.
The “contemporary” apartments would have a rooftop terrace, landscaping and two levels of basement parking of 26 spaces.
The developers said it would deliver “a high-quality residential flat building which appropriately responds to the constraints and characteristics of the site and surrounding locality”.
The apartments will comprise six two-bedroom apartments, 15 three-bedroom and a single four-bedroom apartment.
The current building, built in the mid 20th century and declared as being “of no heritage value”, would be demolished.
The proposed building would be part four and part eight storeys, and with six storeys facing Brougham Street.
The developers said this was a result of the topography of the site and acknowledged it was non-compliant with height restrictions.
However, they said the proposed form was “consistent with the bulk, scale and character of surrounding developments and the existing building on-site”.
Blue-ribbon Potts Point has continued to attract luxury apartment developers this year, with Terra Firma and Knox teaming up for an development in the suburb, while Thirdi and Toohey Miller’s Muse project was given the green light recently.
Meanwhile, Iris Capital is pushing ahead with its Darlinghurst Road masterplan.
