Pradella Developments has submitted a new DA for its ‘Montague Markets’ mixed use development in West End.
The planned development at 401 – 405 Montague Rd & 9 Ferry Rd, comprises a retail/commercial office component, podium landscape and residential units fronting Montague Road, Ferry Road and includes a significant ‘new’ laneway and road dedication creating Tondara Lane and subtropical road verges.
The site area is 1.0591ha and forms part of the old ‘distance education’ site on the corner of Montague Road and Ferry Road.
Overall, the project includes 16 ground floor retail spaces, a 3,500 sqm supermarket tenancy, two residential buildings above retail of 7 and 9 storeys to be called ‘Montague Residences’, 446 sqm of office space and a recreation deck including pool, gym, barbecue and open landscaped lawn areas.
The site extends the current developments in the Riverside and Gardens Precincts and connects the residential development to the rear of the site through to Montague Road.

The scale of the built form and its functionality dictates a high quality urban environment.
The inclusion of the Tondara Lane link is a key deliverable in the West End plan.
The site is situated on the corner of Ferry Road and Montague Road and was previously occupied by the school of distance education.
The development for 419 Montague Road Site B covers a detailed proposal for the ground floor retail precinct, private landscaped podium and residential apartments (site B) and for the servicing and landscaping for the site.
