Prime Urban Group has appointed a local builder for its $55-million business park project at Bendigo with construction getting under way this week.
Bendigo-based KF Building will deliver the first stage of the masterplanned office and warehousing estate on the 2.23ha site at 8-16 Rohs Road, East Bendigo, about 160km north of the Melbourne CBD.
Early works have begun ahead of the demolition of structures and buildings that are slated to get under way next month.
The first stage will include 17 office spaces, a central cafe and 24 warehouses with options for amalgamation and a net saleable area of 10,331 square metres.
Construction is expected to take 12 months.
The business park is near the key transport routes Rohs Road, Strickland Road and the Midland Freeway and is three minutes by road from the recently refurbished Bendigo Airport as well as near the railway network.
Stage Two will comprise two large warehouse units, one of which will have a 38kW solar system.
Archiworks has designed the plans while structural and civil engineers Deseen and Associates and services engineer Intrax are consulting on the build.
Prime Urban said it had sold 30 per cent of the first stage to date as well as winning a commitment for the central cafe by a local hospitality operator.
Bendigo has an industrial vacancy rate of 0.5 per cent, compared with Melbourne’s 2 per cent average.
A predicted population boom over the next 25 years, increasing the number of residents from 126,000 to more than 200,000, is driving up demand and affecting the supply of industrial land in the region.
Prime Urban Group development director Nicholas Tissot said it was good to be able to move on the project soon after winning planning approval.
The Prime Urban Development and Investment Group began in 1991 and is led by Tissot and his father, Martin Tissot.
CoreLogic property records show the Bendigo site changing hands in July, 2023 for $758,000.
