A Sydney-based developer has filed changes for a residential project in one of New South Wales’ growth hotspots.
Pyramid Builders has filed the changes for its proposed two-tower development in Gosford.
Those changes include the addition of two storeys for the residential project at 122-124 Erina Street and 142 Henry Parry Drive—the border between East Gosford and Gosford.
Plans for the development on the 3881.8sq m site are by the builder’s own architects, Pyramid Architects.
The plans comprise two towers atop a podium. With the amendments, the towers will top 30m, or 16 storeys.
Also planned is basement car parking and ground floor retail space.
Across the two towers, 193 apartments are proposed—19 one, 153 two and 21 three-bedroom units.
Under the plans, there are 21 accessible car parking spaces for residents of a 201 spaces, plus 12 motorcycle parking spaces, 75 bicycle storage spaces and six commercial parking spaces.
The floor-to-space ratio of the proposed two-tower project will be 4.6:1. Records in the NSW Planning Panels database indicate a capital investment value of $29.8 million for the project.
The amended plans were lodged on April 16.
Corelogic records show that the lot at 142 Henry Parry Drive and the neighbouring lot, which has a frontage on to a side street at 122-124 Erina Street, were purchased by AHAA Investments Australia Pty Ltd from Central Residences Pty Ltd in August, 2020.
The price paid for each lot was $5.5 million and settlement was made in December, 2020.
ASIC records list Amir Samir Salama Abdelbadie as the director for both Pyramids Builders and AHAA Investments Australia Pty Ltd.
Anthony Denny is listed as the director for Central Residences Pty Ltd.
Twin tower complexes are not new to Gosford with Aland recently breaking ground on one such development a few weeks ago.
