Rare Opportunity in Epping Industrial Precinct

Expressions of interest are being sought to develop approximately 51.5ha of vacant industrial land next to the Melbourne Market at Epping.

The site presents a truly unique development opportunity for industrial land offering excellent transport connections within the growing Epping industrial and health precinct.

The potential divestment of part or all of the site is being considered and expressions of interest are sought from prospective developers.

The site is one of the last remaining large parcels of land available in this area.

Situated within the Priority Development Zone—Schedule 1, the zoning allows for tailored development plans to meet a range of commercial and industrial needs.

The property features extensive frontage along Cooper Street and Edgars Road. Connectivity will be further enhanced by the completion of the North East Link and the Outer Metropolitan Ring Road.

Epping has recorded significant public and private investment, including the Northern Hospital to the east.

The site benefits from key amenities close by, including the Pacific Epping Shopping Centre (2km), Epping Train Station (3km) and the Hume Freeway (600m).

Melbourne’s north is a rapidly evolving region with a diverse economy.

The region is anticipated to grow from 1.04 million residents in 2021 to 1.5 million by 2036.

The area is a hub for transport, freight, and logistics, home to more than 16,000 businesses operating in these sectors, as well as for food, beverage, and advanced manufacturing, home to over 400 food and beverage makers.

This EoI campaign is the start of a market process.

Contact AU-FMProduceCooper@kpmg.com.au to register for this process and gain access to EoI documentation.

EoI submissions close at 5pm on June 6, 2025.
