Lei Huang’s HLL Development has lodged plans for a residential hotel in the inner-city hotspot of Richmond.
The Skematics Architects-designed plans for the 928sq m site at 300-306 Bridge Road show a five-storey building with a rooftop garden and two basement levels including 39 car parking spaces and 24 for bicycles.
The hotel comprises 100 rooms across all five storeys, totalling 1385 square metres.
The proposal also includes 212sq m of food and beverage space on the ground floor and 80sq m of communal space, including a gym and a meeting room, on the ground floor.
The cost of the project is estimated at $16.25 million.
The property at 306 Bridge Road on the amalgamated site last exchanged hands in July, 2020 for $3.7 million while 304 Bridge Road was last sold in January, 2000 for an undisclosed sum.

HLL director Lei Huang is based in Guanxi, China while HLL co-director Vincent Chen lives in Victoria. HLL Development was set up in June 2020, according to ASIC records.
Interest in Richmond, just east of Melbourne’s CBD, remains keen with several projects in the pipeline, including the redevelopment of a locally famous restaurant in the suburb.
The Anassis family’s Richmond Oyster Bar at 437-439 Church Street would become home to an eight-storey office building under the proposal.
Also in Richmond, BG Estates has lodged plans with the Yarra City Council for an eight-storey, $7-million office tower, designed by Davey Architecture Studio, at 393 Bridge Road.
Melbourne-based developer Elite Property Group has also lodged plans for a $60-million commercial building on two adjoining sites fronting Church and Kingston streets.
