Proposals for the latest stage of Sekisui House’s Parramatta masterplan have been filed.
The Melrose Park project will deliver 6000 homes when complete—the latest development application is for Stage 6 of the masterplan.
Designed by GroupGSA, the development application proposes 468 apartments across two towers of 20 and 24 storeys plus a central eight-storey tower.
The project has an estimated end value of $450 million, according to filed documents.
Sekisui House Australia project director Alex Grujovski said the development would offer a mix of dual-key multi-generational apartments and one, two, and three-bedroom units.
“A huge transformation is under way at Melrose Park and Stage 6 will be the first stage to truly signify this transformation and what’s to come,” Grujovski said in a statement.
“The recent approval of Parramatta Light Rail Stage 2 paves the way for improved connectivity and convenience within the Melrose Park masterplan community.
“It unlocks the long-awaited public transport link connecting Melrose Park with Wentworth Point, with direct access between Sydney Olympic Park and Parramatta CBD.”
The application is the second submitted this year for Melrose Park after Stage 5 was filed in March for 368 apartments, also designed by GroupGSA.
The Melrose Park precinct is moving from industrial to mixed-use development, including high-density residential, open space, retail/commercial uses, and a new school, according to the development application to the City of Parramatta Council.
Planning for the redevelopment began in 2016 when the council endorsed the Parramatta Employment Lands Strategy, identifying it as being suitable for non-industrial development. It was rezoned in 2022.
As it transitions, Melrose Park has attracted the attention of such firms as Deicorp, which has recently been approved for a project there, as developers see the neighbourhood’s benefits, including its connection to the rest of the city by the Parramatta Light Rail Second Stage.
