A significant South Brisbane site is on the market, poised for the next residential led mixed-use development under the draft Kurilpa Riverfront Renewal Master Plan.
The 1.3 hectare Hanson’s site may be developed into a residential led mixed-use project given its prime inner city location and over 110 metres frontage to the Brisbane River.
This is the first large-scale site to come to the market since the release of the draft master plan.
Queensland Government and Brisbane City Council have released the subject draft master plan to facilitate a staged relocation of landowners and industrial users and transform the 25-hectare precinct into a world-class riverfront location.
It will feature a kilometre of new riverfront parkland within a vibrant new inner city community.
Brendan Hogan and Pat George of Colliers International have been appointed as exclusive agents on behalf of Hanson to undertake an international expressions of interest campaign for the property.
Mr Hogan said Hanson currently occupy two land parcels at 14 Nott Street.
“Hanson is one of the largest land holders in this precinct who will eventually move on to allow for urban renewal under the draft master plan.
“This is one of the last available South Brisbane riverfront sites and is likely to appeal to both local and offshore developers looking to deliver an iconic residential led mixed use project.
“We expect this particular site to draw strong interest from developers.”
Mr Hogan said that under the draft planning parameters, the site might be developed into a significant mixed-use project with maximum building heights of up to 20 storeys.
“Given the size of the holding the property has the potential for multiple stages of development,” he said.
Mr Hogan said South Brisbane is a very strong market where they have undertaken a number of successful site sales recently.
“This is being led by the new residential apartment market in Brisbane, with South Brisbane currently being the premier inner city precinct where a number of new projects have sold out within months of release.”
