How Stage 1 Of Sydney’s Luxury ‘Park One’ Development Sold Out In Just Three Hours

Screen-Shot-2016-10-26-at-2

In a throw-back to the peak of the apartment boom in 2014 and 2015, Golden Age’s launch of ‘Park One’ last weekend saw long queues of potential buyers who managed to sell out Stage 1 of the development in a record three hours.

The development, located in Macquarie Park only 18 kilometres north of Sydney CBD, has maintained a strong level of interest from the public since it was announced earlier this year and had extremely strong pre-sales – but the result from the public launch demonstrates just how strong the apartment market remains.

“People were snatching, not buying … the display suite is going to close soon at this rate,” Golden Age founder, Jeff Xu said.
“There’s a lot of talk about oversupply, but where has it fallen? … Some popular areas like North Sydney, the better suburbs, the fundamentals are balanced.”

The question is: how exactly did Golden Age manage to secure such a high sales rate?

Huge Community With A Private Park
A big selling point of the development is the 5,000 square metre private park that takes pride of place in the centre of the development, and allows residents a unique lifestyle so close to the CBD.

Designed by landscaper architects, Aspect Studios, the park is designed to let residents enjoy the tranquil outdoor lifestyle and give them a place to relax and regenerate after a long day in the office.

The park isn’t just an aesthetic addition to the development, it also promotes a tight-knit community within the development. Residents can have picnics, watch movies and get the chance to meet the neighbours – and this is where a community begins to grow.
Location
Everyone has always heard the saying ‘location, location, location’, but it rings true when a developer is releasing a new development to a competitive apartment market – such as Sydney.

Choosing the right location has the ability to put buyers into a frenzy, and that is exactly what happened with ‘Park One’. The development is simply a 5-minute walk from everything residents need – train stations, a university, retail and hospitality.

‘Park One’ is in a goldilocks location: close enough to local amenities to make it convenient for residents, but far enough away to minimise any day-to-day disruption. The location makes it easy for residents to use the local amenities, while still maintaining a comfortable distance.

Positioned at 80 Waterloo Road in the heart of Macquarie Park, ‘Park One’ is:

  • 100 metres to Macquarie Centre

  • 200 metres to Macquarie University station

  • 200 metres to Macquarie Univestiry

  • 300 metres to Macquarie Park CBD

Quality
Interestingly, apartment buyers are now beginning to value quality over price – which is why ‘Park One’ focuses on delivering an extremely high standard of quality throughout all aspects of the development.

The fixtures and fittings are all of the highest quality and have been designed to strict guidelines to promote liveability and comfort within the apartments. The quality fixtures and fittings give off a definite feel of luxury and promote a sense of home for the resident.

With nothing held back, the apartment interiors also feature luxurious high-quality island benches and extra storage space – both elements that could have easily been taken out of the design to save the developer money, but have been retained to make the development a great investment.
Design
With a focus on practicality and functionality, the design of ‘Park One’ is enough to entice any potential buyer alone – but combined with the use of Tier 1 architects and designers, buyers were snapping at the opportunity.

Turner Studio, a Sydney based design practice were the brains behind the two elegantly curved towers while DKO Architecture took on the task of combining functional and practical elements to create the unique interiors that buyers love.

The design of the overall development has an obvious sense of luxury and exclusivity, while the interior design highlights just how simple it is to live in a well-designed and thoroughly thought-out apartment.
Developer Reputation
A developer’s reputation in the market can either make or break a project; but in this case it was just one of the elements that pushed potential buyers over the line in record time.

Golden Age have created a reputation for delivering quality projects quickly and efficiently, and often in half the time of other developers with similar projects in similar locations. It is this reputation that made buyers feel at ease making the purchase.

By consistently delivering high-quality and innovative projects, including outstanding projects like suburban Melbourne’s tallest residential building, Sky One and Melbourne CBD’s tallest residential building, Victoria One (to be completed in 2018), Golden Age have shown buyers and investors that everything they work with is going to be to a high standard and is going to be delivered on time – both things that can’t always be guaranteed with other developers.

With a record sales pace set for Stage 1 of ‘Park One’, it will be interesting to see what happens when Stage 2 becomes available to the public. The second stage is set to be even more popular, with the opportunity for buyers to snap up 3-bedroom apartments with north facing views over Lane Cove to the City.
