Chinese-owned Starryland Australia is amending its application for infill affordable housing at Granville in Western Sydney.
The 5150sq m site at 61 Cowper Street is 220m from Granville Station within the Granville Town Precinct, an area earmarked for medium and high-density developments.
Starryland won approval for its original plans for the site in 2021 but the developer has returned to the drawing board to add further apartments and height.
New plans aim to increase an approved development application, which allows for the construction of a 25-storey mixed-use building.
In the development application, Starryland said that the amended application was consistent with the design excellence-winning scheme.
It planned to extend the building to 106.6m and 32 storeys, increasing the number of apartments by 119 to a total of 492 apartments.
An additional 38 carparking spaces will bring the total to 390, and a communal roof area on level 20 is also proposed.
The affordable housing component of the revised plans make it a regionally significant development with a capital investment value of $39 million.
Starryland—responsible for Parramatta’s Promenade—is confident this project will create a positive outcome for the suburb that is split between the Cumberland and Parramatta city councils.
“The proposal, in conjunction with the existing and planned future developments within the CBD, will contribute towards ensuring Granville Town Centre is a healthy, sustainable and resilient community with a vibrant mix of uses to serve the needs of the future anticipated community,” the town plannning report said.
The report also suggested the project about 1km from Rosehill Gardens Racecourse would align with a genuine 30-minute city.
Granville continues to garner interest with St Enid Holdings Pty Ltd—owned by private NSW developer Chi Tung Li—bringing a six-storey co-living block to life on Enid Avenue.
The developer applied to Cumberland City Council for consent for the residential project in 2023, which comprises 49 co-living rooms plus basement parking.
The site is within a high-density residential zone and is close to Granville and Clyde train stations, as well as parks, a bowling club and swimming centre.
