Stockland has lodged plans for a $142-million land-lease lifestyle community in Western Australia’s south-west, targeting the growing over-55s market.
Planned for a 14ha site 200km south of Perth and 36km north of Margaret River, the proposed Halcyon Vasse development is slated for the northern side of Rendezvous Road between Kaloorup and Boallia roads at Vasse.
It comprises 214 detached homes and extensive communal facilities.
The development application, prepared by CDP Town Planning and Urban Design, is under review by the City of Busselton.
The residential component features six house designs of varying roof types and exterior colour schemes, with lot sizes from 231sq m to 465sq m. All homes will achieve a minimum 7-star NatHERS rating.
Also planned is 1500sq m community centre that would house a clubhouse with private dining room, function space, commercial kitchen and cinema.
A wellness centre would feature a 25m heated pool, spa, gym, yoga room and treatment facilities.
Other amenities include a bowling green, pickleball court, bocce court, men’s shed, community garden, and dedicated caravan and boat storage.
The development would also incorporate a dog park, fire pit, and barbecue pavilions.
PLUS Architecture has designed the project, Emerge Associates is managing environmental and landscape elements, and JDSi is overseeing civil engineering.
Construction would be staged from north to south across the site, with communal facilities delivered in the first stage. Stockland anticipates full occupancy within five years.
Under the land-lease model, residents buy their homes while leasing the land, allowing them to release equity from existing properties. This model has gained traction nationally, with more than 900 similar communities operating across Australia.
Halcyon Vasse adds to Stockland’s extensive portfolio in the seniors housing sector, where it ranks among Australia’s largest developers and operators of retirement communities.
In September, Stockland announced the launch of Halcyon Vista and Halcyon Edgebrook, two new land-lease communities at Logan.
Touted as low-maintenance, turnkey homes for downsizers and over-50s, those communities feature amenities including pools, gyms, and clubhouses and are expected to be ready in early and mid-2025 respectively.
Stockland this month won approval for a $71-million land-lease retirement community comprising 153 homes on a former chicken farm in outer Perth.
It will also be working with Link Wentworth, City West Housing and Birribee Housing to deliver the Waterloo Renewal Project with Homes NSW.
The development, one of Australia’s biggest inner-city renewal projects, has been estimated to deliver more than 3000 apartments, 50 per cent of which will be social and affordable housing.
