Stockland Floats Lakefront Plans at Redcliffe

Property behemoth Stockland has unveiled the next big piece in a masterplanned development jigsaw surrounding a giant man-made lake north of Brisbane.

The nation’s largest listed residential developer has filed plans for 142 apartments, townhouses and villas across a 1.15ha waterfront site within its Newport Estate at Redcliffe.

Newport Residences is proposed to be delivered in two stages and is part of a strategy to “bookend” each terminating branch of the estate’s 22ha lake with landmark developments.

It would comprise two L-shaped six-storey apartment buildings with 122 two and three-bedroom apartments in the four upper levels, 11 three-bedroom, two-storey townhouses built into a two level podium and nine two-storey, four-bedroom villas—each with a private plunge pool—on top of the podium.

The scheme designed by Cottee Parker Architects features a grand entrance through a central porte cochere and landscaped courtyard.

“Overall, the architectural design provides an attractive and highly articulated built form,” a planning report filed with the Moreton Bay Regional Council said.

“Distinctive facade designs respond to the structural and aesthetic design of the Newport Estate and contemporary coastal market trends.

“The development represents a low to medium-rise apartment form which can integrate with the surrounding and recently developed next generation precinct character of Newport Estate.

“As building height increases, the storeys are setback further within the building footprint in order to reduce impact of height and scale.”

Under the plans, the upper apartment levels of the two buildings are stepped back from Lighthouse Esplanade and Trinity Street bordering the site to avoid adding bulk to the surrounding streetscape.

The report also noted the “diversity in unit configurations and sizes …contributing to the supply of housing in a location that is well positioned with respect to access to recreation, services and transport”.

According to the submitted plans, a large communal recreation space is proposed to occupy a significant portion of the podium terrace on Level 2.

It includes a gym, sauna, lawn and putting green, elevated pavilion and cabana lounge areas, community garden, semi-enclosed outdoor kitchen and barbecue, large swimming pool, spa and deck as well as multiple outdoor dining areas with views over the marina towards the Glasshouse Mountains.

“Some of the [communal recreation space] is offered on the podium area of the northern building, and some of the southern building,” the documents said. “Importantly, all features are intended to be accessible to residents of either building. As such, a pedestrian connection bridge is to act as the key gateway between [the podium] rooftops.”

On the “true rooftop” of the northern building, another leisure space is planned with a small seating and barbecue area.

A total of 312 carparking spaces—screened by the residential units— would be provided across the ground and first levels.

Stockland’s Newport Estate masterplan comprises 1453 residential lots, 10 future development lots (inclusive of the subject site of its latest development application), five utility lots and 22 common property lots. It also features four parks, with three of those on the waterfront.
