Plans for the first stage of Stockland’s town centre development at The Hills’ newest suburb has been submitted.
Stockland acquired that suburb, The Gables in Greater Sydney, for $415 million in March 2020.
It has now released plans to subdivide part of the land at Fontana Drive and Red Gables Road to create four lots as part of a new ‘town centre’.
The prolific developer is seeking consent for a concept development application for the lots, including the construction of a mixed-use development comprising a supermarket, function centre, and commercial tenancies.
The development will have a gross floor area of 7170 square metres. The plans also involve the excavation of a basement and parking for 351 cars.
The stage 1 works and subdivision of the site was submitted to The Hills Shire Council before being referred to the Sydney Central City Planning Panel thanks to its $63.3-million capital investment value.
“It is envisaged the centre will be a thriving and vibrant retail centre with a diverse mix of uses focused on pedestrian movement and connection to the urban and natural landscape surrounding it,” planners GLN said.
The proposed development, designed by i2C Architects, forms part of the centre of The Gables masterplanned residential community that was originally identified in the Box Hill North Masterplan.
Future lot development will deliver a medical facility of 1800sq m and childcare centre of 700sq m, as well as a 2000sq m food and drink premises.
The Hills’ newest suburb is between Box Hill and Maraylya, about 48km north-west of the Sydney CBD.
The low-intensity agricultural and rural residential area has been earmarked for urban residential development since the early 2010s.
When complete, The Gables will include a town centre, recreational and retail facilities, a public primary school and about 4100 homes.
